How do your fees work?

We agree fees in writing before you commit to anything, and we'll explain exactly what triggers payment and when. We don't publish a rate card because fee structure depends on the type of engagement — contact us and we'll set it out clearly for your situation.

Do you guarantee returns or yields?

No — and you should be wary of anyone who does. We present indicative figures based on comparable evidence and realistic local rents, clearly labelled as estimates. Property values and rental income can fall as well as rise, and past performance of an area is no guarantee of the future.

What exactly is in a deal pack?

The property details and photos, the comparable sold prices we used, our indicative purchase and rental figures with assumptions stated, known or visible issues, and the local context — demand, street character, and anything we'd want to know if it were our own money.

Do I still need my own survey and solicitor?

Yes, always. Our packs are a starting point for your due diligence, not a substitute for it. You should commission your own survey, use your own solicitor, and take independent financial advice before committing to any purchase.

I invest from outside the area — can you still help?

That's who sourcing suits best. Remote investors get the most value from local boots on the ground: viewings done for you, honest street-level context, and someone nearby while the purchase progresses. Everything is handled by email and calls at your convenience.

How many deals will you send me?

Fewer than you might expect — and that's intentional. We only send opportunities that pass all three filters (numbers, condition, demand) and match your written criteria. Quiet weeks mean nothing fit, not that we weren't looking.
